In a Design/Build arrangement, DiSabatino takes the overall responsibility for both the design and construction in one contract.

This is an alternative to the traditional process in which an architectural firm creates the design, a general contractor is selected through competitive bidding, and the owner coordinates between them.

In a Design/Build contract, we select and hire an architect to work with us from those most qualified for the particular project type and budget. Since we deliver the project by coordinating all aspects of aesthetic and functional quality, budgetary control, and scheduling, the owner’s organization is free to spend more time on its own responsibilities.

Almost any building is appropriate for the Design/Build approach – even the most complex structures. Except where specific government policy doesn’t allow Design/Build, owners can choose an arrangement based on how they prefer to be involved.

There are many advantages to integrating design and construction under one firm with one team leader right from the start:

  • There is greater potential for significant cost savings, since Design/Build is generally more cost-efficient in construction and human resources expense.
  • Senior management and staff of the owner are freed from the time demands, hassle, and stress of coordinating between architect and contractor.
  • Total estimated cost for the project can be established earlier in the process.
  • The project can be completed on a tighter budget and schedule, since some construction phases can begin before the design is complete.
